Stage it With Shine: Add Some Bling to Your Spaces Contemporary Living Room by Scottsdale General Contractors Meritage Homes By Melissa Dittmann Tracey, REALTOR(R) Magazine Grays have been catching on in more interiors this year and so has the color’s “flashier cousin” – silver, which is becoming a popular accent color in 2014, according to the Paint Quality Institute’s latest color forecast. Silver is adding some sparkle to rooms, through shimmering fabrics and reflective glassware to even kitchen backsplashes and furniture. Human beings are drawn to glossy objects, according to a new study in the April issue of the Journal of Consumer Psychology. But our love for bling may run much deeper than just because it’s “pretty.” According to researchers,  the appeal of shine has more primitive reasons – a subconscious reminder to fresh water, which is needed for survival. Whatever the reason, “silver” is in and attention-getting if you’re looking for ways to liven up a space’s interior. “Metal tiles gained popularity in the past decade or so with the explosion of stainless steel kitchen appliances, and stainless steel tiles were [and still are] great harmonizers,” writes Karen Egly Thompson, an interior design writer  and contributor for Houzz. “However, they’ve also made their way out of the kitchen – and all that glitters isn’t always stainless steel. Tiles are available in different metals, including bronze, copper, and titanium, as well as different surfaces, such as brushed, polished, and textured.” HGTV devotes a web page for inspiration around the “heavy metal” look and how to mix the metal finishes in furniture, fabric, and lighting to add shine and texture to a space. Homebuyer Flood Insurance Relief

Homebuyer Flood Insurance Relief On April 15, 2014, FEMA issued a WYO Company Bulletin implementing the first provisions of the Flood Insurance Affordability Act and providing immediate rate relief to homebuyers.  In the bulletin, FEMA directs insurance companies to stop charging full-risk premium rates when older properties are sold after May 1.  Instead, buyers will be allowed to assume the seller’s current rate until FEMA issues new rate tables and refunds under the new law.  NAR will continue pressing FEMA to implement the rest of the rate relief provisions according to the statutory deadlines…. After Trulia Merger, ActiveRain Has More to Prove to Its Users It’s not clear how active the users of ActiveRain will remain, as the real estate social site seems to be reaching a watershed moment following its latest move to further merge with Trulia. Bloggers on ActiveRain moved quickly to choose one side or the other after the site announced last week that it will live on Trulia’s Web domain. Activerain.com has become activerain.trulia.com, and every blog post — more than 3 million that exist on ActiveRain today from about 250,000 bloggers — that appears on the site will be redirected to a new URL with the new structure. (Trulia bought Market Leader, which operates ActiveRain, last year.) “I was part of a mass migration from Trulia to [ActiveRain] when Trulia started making changes that hurt the agents who helped make their site what it is,” Scott Godzyk, broker-owner of Godzyk Realty Group in Manchester, N.H., writes in an ActiveRain blog post. “I fear that Trulia will do to AR what it has done to its own site — one that does not care about agents, makes changes without thinking how it will hurt the agents, and has a Q&A section that once was the gold standard but now is loaded with spam.” Godzyk tells REALTOR® Magazine that he noticed “the service started to change” at Trulia a couple years ago when the real estate hub began implementing strategic shifts in its business. New technological advances are allowing home owners to do a lot more with their fireplaces too, according to Napoleon Fireplaces, a manufacturer of wood and gas fireplaces and other household products. “We’re seeing some very interesting home designs that incorporate fireplaces in many creative new ways,” says David Coulson with Napoleon Fireplaces. “While the traditional hearth will be a mainstay for many homes, modern fireplaces with crisp lines and glass frames will continue to rise in popularity with new homes and redesigned rooms. That being said we’re seeing several new trends emerge this season that are really changing the way people are thinking about fireplaces.” Here are a few of the trends, according to Napoleon Fireplaces: 1. Modern: There’s been continued growth of sleek and modern fireplaces with clean, linear lines with less metal and more glass. Senate Introduces TRIA Reauthorization Bill On Thursday, Apr. 10th, Senator Chuck Schumer (D-NY) introduced S. 2244, a bill to reauthorize the Terrorism Risk Insurance Act (TRIA), currently set to expire at the end of 2014, for seven more years.  Lead cosponsors of this bipartisan legislation are Senators Heller (R-NV), Reed (D-RI), Kirk (R-IL), Murphy (D-CT) and Johanns (R-NE).  Along with extending the program, the bill also makes some changes to its mandatory recoupment amount ($27.5 billion to $37.5 billion) and reduces the federal share of the compensation for insured losses (from 85% to 80%). Are You Sure Your Agents Have the Right Personality for the Job? Credit: Morguefile.com It’s a good thing I love writing and I’m not quitting my day job — because I’d never make it in real estate. Maybe it’s because I’m way too direct? Not friendly enough? (OMG, am I a mean person?) This is all according to the DISC test, of course. If you haven’t heard of it, DISC is a personality test that can help brokers judge who will make for a good agent based on four character traits: dominance (D), influence (I), steadiness (S), and conscientiousness (C). Test subjects answer sets of questions to determine which traits are their strongest and weakest. I took the test, and it turns out I’m uber-dominant (scoring 86% on that measure), which means I’m very demanding, take lots of risks, and am a little bit of an egomaniac; pretty influential (60%), meaning I’m sociable but sort of unorganized; kinda unstable (37%), so I can be a bit unpredictable over the long haul; and totally not conscientious (21%), meaning I do things the way I want to do them and tend not to follow the rules. (Maybe it’s time to re-evaluate myself as a human being.) So what would my DISC profile tell a broker? That I’d be the crappiest buyer’s agent ever. Well, maybe not the crappiest, but Mark Spain, SRES, associate broker at Keller Williams Realty North Atlanta, sure as hell wouldn’t hire me as a buyer’s agent.
